Plans submitted for our largest ever co-living scheme
We are delighted to announce that we have submitted a planning application for a next-generation co-living and light industrial scheme in the heart of Brixton.
Developed alongside our partners Mitheridge Capital Management, Hardess Yard will be a BREEAM Outstanding project with 320 co-living studios alongside shared amenities including communal kitchens, co-working spaces, gym, lounges, screening room and much more.
Alongside this, 1,400 square metres of light industrial space will cater to the creative industries and provide top quality studio and commercial space within Brixton’s Creative Enterprise Zone.
The scheme expands the quality and quantity of housing in Lambeth, contributing to the area’s growth and prosperity. Our approach is grounded in creating opportunities for local employment, reflecting our commitment to not just build homes, but also support the economic wellbeing of our neighbourhoods.

Inside, the building becomes a glimpse into the future of urban living: a sustainable, adaptable, and amenity-rich community hub that fosters connection, collaboration, and creativity. Hardess Yard expands the traditional co-living model by offering a vibrant social core and innovative workspaces, all designed to empower residents to live, work, and connect in a thriving new heart of Lambeth.”
